Where is the Chapter leasing office located?
The leasing office is located at 832 Regent Street, Madison, WI, 53715.

What are the leasing office hours?
Chapter’s leasing office is open Monday through Friday, 10am to 6pm, Saturdays from 10am to 5pm, and Sundays from 12pm to 4pm. Self-guided tour options are available through the website outside of normal business hours.

What Is Individual Leasing?
Unlike some apartment communities in Madison, we offer individual leasing for added peace of mind. Individual leasing means students are only responsible for their monthly installment payments, not those of their roommates. Contact us to learn more about our individual leasing.

How Long Is The Lease?
We want to make everything as easy as possible for residents. That’s why we offer individual leasing from mid-August through late July. Call our office today for more information.

Am I Required to Find A Guarantor?
A guarantor is not required but recommended. We have many ways to qualify, from a personal guarantor, our Leap Program, Guarantor Waiver Program, and Self Qualification methods. Reach out to us to find out more about each option!

What If I Don’t Have A Guarantor?
A guarantor is not required to live at Chapter Madison! We have other methods of qualification besides a guarantor, such as our Leap Agile Rent Guaranty Program, Leap Guarantor Waiver Program, and Self Qualification methods. Reach out to us to find out more about each option!

What Type Of Parking Is Available In Your Community?
Chapter offers limited reserved parking in a secured garage on a first-come-first-serve basis and at an additional charge. A resident who does not have parking on their lease will not have access to park in our garage.

Are Roommate-Matching Services Available?
Yes! We offer RoomSync! RoomSync is a Roommate Matching program that allows residents to fill out a questionnaire based on their lifestyle preferences. Once completed, they can swipe left or right on potential candidates based on preferences to match together. They can even chat before matching to ensure they’re the perfect roommate couple!

Does Chapter Have Staff On-Site?
Yes! We want to make sure our residents are completely taken care of. To make their lives easier, we employ a well-qualified team of management and maintenance professionals on-site during business hours. We even have a 24/7 maintenance staff available in case of an emergency.

What Utilities Are Included?
All units come fully furnished with designer furniture. In addition, we include high-speed internet, trash, recycling, and all basic appliances. Electric and water are split amongst roommates and billed back monthly.

Is This Apartment Pet-Friendly?
Yes, Chapter is pet-friendly. We allow dogs, cats, and more! Call for more details about our pet policy.

What If I Need Maintenance In My Bedroom Or Apartment?
If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What is included in my monthly rent installment?

What is not included in my monthly rent installment?
The following items are not included in your installment:
Utilities (electricity and water) – Electricity and water are sub-metered and will be billed monthly.
Premiums – Select floors & bedrooms have monthly premiums. These premiums range from $15 – $100 monthly. Be sure to connect with our leasing team regarding your floor preference and our availability.
Rental insurance – Rental insurance is required for all residents at Chapter. Residents may provide their own third-party insurance to be contracted directly, or you may opt-in to Chapter’s liability waiver program, Cardinal Protect. Cardinal Protect is $15/month. You will automatically be charged for Cardinal Protect unless you provide proof of third-party insurance that meets our requirements as described in your lease.
Optional add-ons:
Parking – On-site garage parking is available for $300/month.
Pet rent – Pet rent will be $30/month with a $350 refundable pet deposit.
Guarantor Waiver Program — If you are a student and do not have a guarantor you can qualify through this program for an additional $72 monthly. -
What one time fees will I be charged that are not included in my monthly rent installment?
One-Time Fees:
Administrative Fee: $150 – This fee covers application processing, background checks, credit screenings, and administrative costs associated with move-in.
Annual Utility Setup Fee: $79.20 – This fee covers the cost of establishing utility services for your unit. This fee is applicable upon initial move-in and will be included in your August rent payment for lease renewals.
Refundable Security Deposit: $250

Can I lease an apartment at Chapter Madison if I’m an International Student?
Yes! We welcome anyone that meets our rental criteria.

What documents do I need to provide in order to sign my lease?
The Chapter Madison management team will need a copy of your Passport and your I-20/F-1 Student Visa If you are not a student, you will need to provide your Passport and L-1 Visa that is valid through the entire lease term.

Do I still need a guarantor to qualify?
Nope! Chapter Madison offers multiple qualification methods to help you qualify for your lease agreement. If you would like to qualify using a guarantor, your guarantor must have a US Social Security Number and meet Chapter Madison’s standard income and credit requirements.

What if I do not have a US Guarantor?
If you do not have a US Guarantor, you can still qualify in other ways. One option is through a PPA (Prepaid Payment Agreement), where you prepay your last two installments which allows you to meet the requirements without a guarantor.
Alternatively, you can apply with Leap to waive needing a guarantor. If approved, there is a small monthly fee that will be added to your rent.

Do I have to purchase furniture for my unit – What will I need to bring?
Chapter Madison is a fully furnished apartment. The kitchens have stainless steel appliances, a refrigerator, microwave, dishwasher, and washer & dryer. The living area includes a couch, an entertainment center, and a 55-inch TV. In the bedroom areas, a full-size bed with mattress, desk with chair, and two dressers are included. You will need to bring dishware, bedding, clothes, and any other personal items.

How can I take a tour of Chapter Madison if I’m not in WI?
Chapter Madison offers many different tour options. If you cannot make it in person, we offer FaceTime and Zoom tours 7 days a week. However, if you would prefer a pre-recorded video, we also offer a detailed 360 video tour.

When should I sign my lease as an International Student?
Apartments in Chapter Madison lease up very quickly, so we recommend securing a spot before the Fall semester ends to guarantee a spot at Chapter Madison.
